A 1.08-acre property in Draper's Old Farm neighborhood could be divided into two residential lots if the City Council approves a rezoning request from property owners Michael and Tori Adamo.
The Adamos are asking the city to change the zoning designation at 265 E. 13275 S. from RA1, which requires a minimum lot size of 40,000 square feet, to RA2, which cuts that minimum in half to 20,000 square feet. The change would make the roughly 47,000-square-foot parcel eligible for a two-lot subdivision.
The Draper City Council will hold a public hearing on the request Tuesday, July 21, at 7 p.m. in the City Council Chambers at Draper City Hall, 1020 E. Pioneer Road.
What the zoning change means
Under Draper City Municipal Code, the RA1 zone exists to "foster low density development with little impact on its surroundings and municipal services" and to "preserve the character of the city's semirural areas." The RA2 zone keeps the residential-agricultural designation but allows lots half the size.
A rezoning alone would not split the parcel. The Adamos would still need to file a separate subdivision application. Under the city's subdivision ordinance, updated January 16, 2024, minor subdivisions of 10 lots or fewer without deviation requests are approved administratively by the zoning administrator, with no additional public hearing required.
Planning Commission already weighed in
The request first went before the Draper City Planning Commission at a public hearing Thursday, June 25. The City Council hearing represents the next step in the approval process, though the Planning Commission's recommendation has not been published as of press time.
Previous RA1-to-RA2 rezones in the area
The council has approved similar requests before. In 2020, Draper passed Ordinance No. 1457, rezoning approximately 1.5 acres at 1017 E. 13200 S. from RA1 to RA2 to allow a lot split.
The Adamo property contains a five-bedroom home on the 1.08-acre lot. The property was listed for sale at $1.7 million in February 2026, according to real estate listing records, though the listing is no longer active.
