A proposed 166-unit residential development on Kimballs Lane will go before Draper's Planning Commission on Thursday, August 13, adding a cluster of townhomes and condos near the Kimballs Lane TRAX station.

The project, called Kimballs Station, would put 20 townhomes and 146 condos on land at approximately 600 E. Kimballs Lane, according to a public notice posted by Draper City on Friday, July 31. The hearing begins at 6:30 p.m. in the City Council Chambers at Draper City Hall, 1020 E. Pioneer Road.

The Planning Commission will consider two approvals: a site plan and a preliminary subdivision plat, both required before construction can begin.

Part of a larger corridor plan

The public notice labels Kimballs Station as "Phase 1," signaling additional phases are planned. The property sits in the RM2 (Multi-family Residential) zone along the Kimballs Lane corridor.

A separate but nearby development agreement covering a 20-acre site at 632 E. Kimballs Lane was approved by Draper's City Council on June 17, 2025, establishing residential density of 25 to 27 units per acre and a total of approximately 500 to 540 units, according to the city's 2025 Moderate Income Housing Report. Whether Kimballs Station falls under that same agreement has not been confirmed. The addresses are close but not identical.

The Kimballs Lane TRAX station area is one of three remaining Station Area Plans the city has been developing with the help of a Wasatch Front Regional Council grant secured in September 2024.

Housing context

Draper reported 3,345 entitled residential units that had not yet received building permits as of May 1, 2025, with only 362 holding will-serve letters confirming utility infrastructure readiness. The city's moderate income housing report cited elevated interest rates, difficult terrain in areas like South Mountain and Suncrest, and uncertainty around The Point Development as barriers slowing construction of approved projects.

That's the backdrop. Kimballs Station's 166 first-phase units would add to the pipeline on transit-adjacent land.

The applicant's name does not appear in the public notice. A development agreement amendment on the same corridor, heard by the Planning Commission on Thursday, March 12, was filed by Mike Winters representing Edge Homes for roughly 21 acres at 632 E. Kimballs Lane. Whether Edge Homes is also behind Kimballs Station has not been confirmed by the city.
