A property near 13720 S. 300 East in Draper could shift from agricultural-sized lots to multi-family housing under a rezoning request headed to the Planning Commission next month.

The commission will hold a public hearing on the proposal at 6:30 p.m. on Thursday, Nov. 12, at Draper City Hall, 1020 E. Pioneer Road, according to a public hearing notice posted Oct. 29 by city recorder Nicole Smedley.

The request involves three changes. First, a zoning map amendment would move the parcel from RA1, a residential-agricultural zone requiring 40,000-square-foot minimum lots, to RM1, a multi-family residential zone allowing up to eight dwelling units per acre. Second, the land use map would change from a Residential Low/Medium Density designation to Residential Medium/High Density. Third, the existing Concord Farm Lane subdivision development agreement would be amended to incorporate four new lots.

That density jump is the core question for neighbors. The RA1 zone's 40,000-square-foot lot minimum means roughly one home per acre. The RM1 zone allows up to eight units per acre.

The notice does not name the applicant or describe the size of the parcel. It uses the city's own qualifier "approximately" for the 13720 S. 300 East address, suggesting the location is an approximation rather than a precise street number.

Maryann DeHaven, a Draper City staff member listed as the contact on the notice, can be reached at (801) 576-6391 or [email protected] for copies of the notice or additional information.

The full notice is also posted on the Utah Public Notice Website and at Draper City Hall. Residents who want to weigh in can attend the Nov. 12 hearing in the City Council Chambers at 6:30 p.m.
