A 1.67-acre property at 12430 S. 700 East could go from large-lot agricultural land to a five-lot single-family subdivision if the Draper City Council approves a rezoning request filed by Ivory Homes.
The council will hold a public hearing on the proposal Tuesday, August 4, at 7 p.m. in the City Council Chambers at Draper City Hall, 1020 E. Pioneer Road.
What would change
The property is split between two agricultural zones: RA1, which requires a minimum lot size of 40,000 square feet (just under an acre), and RA2, which requires 20,000 square feet (about half an acre). The applicant wants to rezone the entire parcel to R4, a single-family residential designation with a 10,000-square-foot minimum.
That's a 50-to-75 percent reduction in minimum lot size. Under the current zoning, the land could support one or two homes. Under R4, staff presented plans for a five-lot subdivision at the Planning Commission hearing on Wednesday, July 9.
Who's behind the request
Peter Gamvroulas of Ivory Homes filed the application on behalf of property owner JDAWS Rentals, LLC, according to the Planning Commission agenda for the July 9 hearing. The application is numbered 2026-0103-MA.
Ivory Homes already builds in Draper. Its Big Willow Creek community features lots of 10,000 to 15,000 square feet, comparable to what the rezoning would allow.
Planning Commission hearing drew no public comment
The Draper Planning Commission heard the request on Wednesday, July 9, at 6:30 p.m. According to a meeting summary, city staff noted they had received no calls or emails from the public before that hearing. The commission's recommendation to the council has not been published in available records.
How to weigh in
Mayor Troy Walker and council members Kathryn Dahlin, Mike Green, Bryn Heather Johnson, Tasha Lowery, and Fred Lowry will consider the request at the August 4 hearing.
