Draper's Planning Commission holds a public hearing Thursday, July 30, on a city-initiated zoning change that would let property owners build at least one residential unit on smaller parcels in the Town Center zone near the Draper Town Center TRAX station.
The proposal, Application 2026-0175-TA, would amend Chapter 9-11 of the Draper City Municipal Code, according to a public hearing notice posted July 16. It is the first concrete code change to flow from the Draper Town Center Station Area Plan adopted by the City Council on March 4, 2025, and certified by the Wasatch Front Regional Council on May 22, 2025.
That plan, detailed in the city's 2025 Moderate Income Housing Report, envisions 450–500 multifamily units and 22,000 square feet of commercial space on UTA-owned land, plus 30–40 multifamily units, 20–30 townhomes or duplexes, and 30,000 square feet of commercial on the city-owned parcel. Housing types could include condominiums, rentals, townhomes, multiplexes, live-work units, and small-lot detached homes.
The same report noted that staff did not anticipate any new housing proposals in the Town Center area until new zoning standards were in place. Thursday's hearing is the first step toward those standards.
The amendment is a legislative item, meaning the commission's vote is a recommendation. Final adoption rests with the Draper City Council, though no council hearing date has been publicly noticed.
Edge Homes seeks slope easement expansion at Suncrest landslide site
Also on the confirmed agenda is a request from Edge Homes Utah, represented by Brandon Watson, to expand a private slope easement and adjust lot lines on about 0.813 acres at 2463, 2477, and 2483 E. Springtime Road in the Hidden Canyon Estates Phase 5 subdivision. Property owner Birgit Reeves is a co-applicant.
The request follows an extended Proclamation of Local Emergency issued by Mayor Troy Walker for a landslide in the Hidden Canyon Estates area.
Unlike the zoning amendment, this plat change is an administrative action the commission can approve outright.
Home bakery permit rounds out the docket
Thomas Thomas is seeking a Home Occupation Conditional Use Permit for Bakehouse Cottage, a home bakery on about 0.31 acres at 478 W. Sandberg Lane.
