Nearly eight acres of single-family residential land in Draper could be rezoned for business and manufacturing use under a proposal the Planning Commission will hear Thursday, Oct. 8.
That request is one of five public hearings on the commission's agenda. The meeting begins at 6:30 p.m. in the City Council Chambers at Draper City Hall, 1020 E. Pioneer Road.
Residential land eyed for business park
The biggest land-use change on the agenda is a request from Troy Dana, representing Forest Corporation, to rezone 7.71 acres at 267 W. 11915 S. The proposal would shift the parcel from R3 single-family residential zoning to CBP, a business and manufacturing park designation, according to a South Valley Ledger report. The land-use map would also change from Residential Medium Density to Business & Light Manufacturing.
Because the rezone is classified as a legislative item, the commission can only recommend approval or denial. The Draper City Council would cast the final vote.
Pony Express parking reduction returns
Marina Miles of Rio Management Group, representing MKH Properties Co., is asking for a parking reduction at the Pony Express Center, a 3.38-acre commercial site at 12896 S. Pony Express Road. The commission first heard the request at its Sept. 24 meeting and continued it to Oct. 8. The city's public notice does not state how many stalls are at issue or what standard applies.
Vista Station lot reconfiguration
Alan Argyle, representing ICO Multifamily Holdings, and Amro Al-Nimri, representing Ivory Innovations and CTA Draper, want to reconfigure four lots across 18.07 acres at 593 W. Vista Station Blvd. The change, called the Draper TOD Fourth Amended Plat, would support future multifamily residential development in the transit-oriented development area, according to a city notice. ICO Multifamily Holdings already operates the ICO Vista Station apartment community nearby.
Home office permit and 136 Center text amendment
Dustin Reese, representing Audio Wizard AV, is seeking a home occupation conditional use permit to run a technology-installation office from a 1.05-acre property at 386 W. Redberry Road.
Separately, John Bankhead, representing AREP III DD Land Owner, is requesting a text amendment tied to the 136 Center office complex at 13697 S. 200 W., a Class A office building near the Salt Lake–Utah County border. The specific text change has not been publicly detailed. Like the Forest Corporation rezone, this item is legislative and would need City Council approval.
The commission can approve or deny the other three items outright.
