A family-owned flooring company wants to set up shop on Draper's Ikea Way corridor, but it needs the city to bend its parking rules first.
Wise Flooring & Design is asking the Draper Planning Commission to approve a site plan and a deviation from the city's parking requirements at 41 W. Ikea Way, according to a public notice posted Thursday, Aug. 13. The commission will hold a public hearing on the request Thursday, Aug. 27, at 6:30 p.m. in the City Council Chambers at Draper City Hall, 1020 E. Pioneer Road.
The parking deviation means Wise Flooring is asking to provide fewer parking spaces than Draper's code normally requires for a commercial use at that location. The notice does not specify how many spaces the company proposes or how far below the standard it would fall.
The building at 41 W. Ikea Way is an 8,226-square-foot retail structure with two leasable spaces, according to commercial listings. Both spaces are listed as available starting Jan. 1, 2027, suggesting the building is either vacant or transitioning tenants.
The property sits in the CSD-DRC zone (Commercial Special District, Dahle Retail Center), a roughly 35.6-acre district created in 2005 for large-scale retail near IKEA Draper. Parking standards in the zone were last revised after IKEA Property Inc. requested changes in 2023, which the Planning Commission forwarded to the City Council with a unanimous 5-0 vote, according to city records.
Wise Flooring has been in business since 2009. The company is led by managing partner Steve Johnson, a third-generation flooring installer whose career began in his grandfather's flooring business, where he managed crews and led large projects. Wise Flooring operates a showroom at 10352 S. River Heights Dr. in South Jordan and offers hardwood, carpet, tile, luxury vinyl plank, cabinets, countertops and general construction services, according to the company's website.
It is unclear whether the Draper application represents a relocation or a second location.
